Meeting Tim and Alma felt a little bit like a (very professional) blind date. I had sent out some postcards introducing myself to some of my neighbors, and Tim bit back and gave me a call. Turns out he lived just across the street, and while I’d seen him walking down the road from time to time, never had the opportunity to introduce myself in person.
He had shared that he had been interested in selling his property – a unique parcel with two homes and mixed use zoning – but had a really poor experience with some of the previous agents he had interviewed. One of them just never returned his calls, and the other had a huge ego that rubbed Tim the wrong way. He really appreciated the fact that I clearly knew what I was talking about but had a more personable demeanor. He also appreciated the fact that I spoke fluent Spanish, as his wife didn’t speak fluent English. He was ready to downsize as he retires, and wanted to take advantage of a hot seller’s market.
We initially listed the property as one, and after a week of limited activity, we decided to separate the two parcels out. In the end, we pended on both properties within two weeks – both well over asking price.
